At the inspection, it was determined that a large bee hive was present on the outside of the home. The owner removed the bee hive, and my friend thought that would be the end of the bees. Not so fast!....It turns out the bee hive was removed but the honey that the bees made was still present and the hole that the bees were using for their entrance and exit remained. The bees continued to go to the honey and began to enter the house through light fixtures etc. A second bee company had to go to the property and secure the hole and remove the honey as well. It is important to know that just because a bee hive is removed does not remove the bees...A good bee company would know that all parts must be removed to erradicate the problem. What does this mean for home buyers? A loan being obtained will be considered JUMBO if it is higher than $625,500.00. For qualified buyers obtaining a jumbo loan will be more challenging, but there are loans out there if you have good lenders who will shop for the best financing possible. The reduction by the government will hopefully make buyers realize that it is still such a good time to buy a home due to the low interest rates and the buyers ability to borrow. Further, lenders have lowered the requirement on FICO scores on FHA loans to 580, which will allow a new pool of buyers into the real estate market. Although we all try to avoid situations that can be harmful to us, do we ever really stop to think about the danger of holding an Open House?&lt;br /&gt;&lt;br /&gt;Think about it..No one would ever let a complete stranger walk through their own residence. Yet, we allow perfect strangers into our Open Houses. We do not know most of the people who attend an Open House, yet we freely open up a property to anyone who may be "our next buyer".&lt;br /&gt;&lt;br /&gt;I have always made it a rule to never sit an Open House alone for many reasons. First and foremost, for my own personal safety. Secondly, I have been entrusted with a person's residence. I do not know what valuables are in the property, and if there are two pairs of eyes watching people, the chance of any issues arising is reduced. Third, no one knows what the personal circumstances are with a particular property owner and it is best to not be along in the event that someone enters the house to do harm to the residence.&lt;br /&gt;&lt;br /&gt;We all need to take a moment and realize that our own personal safety is first and foremost. No amount of money on a sale can be worth our lives. The City's fiscal crisis is now a personal crisis for each homeowner. As we all try to cope with thedecreasing value to our homes and the inability to refinance our current loans, the City of Los Angeles would like us to add this possible expense to our list of bills we currently cannot afford.&lt;br /&gt;&lt;br /&gt;A sidewalk repair can be quite costly, and if a homeowner who is losing their home to foreclosure, short sale or bankruptcy would be in absolutely no position to pay for a repair to their sidewalk! Additionally, if the City gets their way and the homeowner does not repair the sidewalk, a lien can be placed on the property which would create a problem for the sale of the property to the new buyer and current seller and could possibly prevent the sale from closing.&lt;br /&gt;&lt;br /&gt;The City of Los Angeles is looking for ways to cut their liability, expenses and overall responsibility to the citizens of our great city. Now, we seem to be watching in absolute horror that one of the poorest  places on earth is devastated!&lt;br /&gt;&lt;br /&gt;We must all help this country! It does not matter if you have little to give, but each one of us must contribute something. In 1906, San Francisco was hit with a massive earthquake and the infrastructure of aid to San Francisco was better than in 2010 for Haiti. The renovation includes the median between the front guard gate to Hackamore Lane.&lt;br /&gt;&lt;br /&gt;The project includes replacement of irrigation, electrical and new drought tolerant planting. The entire project will provide a more efficient system and size appropriate landscaping,&lt;br /&gt;&lt;br /&gt;All plans are available for viewing in the Bell Canyon Association Office. The completion date is scheduled for November 2009.&lt;br /&gt;&lt;br /&gt;Patience is a virtue as we endure the trucks, red traffic cones, and incomplete condition of the landscaping. Before Bell Canyon was developed, the Chumash Indians occupied the area for 2,000 years. In 1967, Bell Canyon was a working cattle ranch where animals roamed the hills and mountains. In the autumn of 1968 Cliff May, the renowned architect, designed what is now the Bell Canyon Equestrian Center. A joint partnership was formed a few years later between Boise Cascade and Spruce Land Corporation to purchase the land and the area was named "Woodland Hills Country Estates". The properties were sold by 1/2 acre to 40 acre parcels.&lt;br /&gt;&lt;br /&gt;In 1969, the new property owners took over the community and formed their own homeowners association and renamed the area Bell Canyon. Bell Canyon was named for Charles A. Bell, who was a lawyer and Justice of the Peace in Calabasas in 1906. During a gun battle in 1887, Charles Bell is said to have lost his right arm while raiding a moonshiner.&lt;br /&gt;&lt;br /&gt;Today, Bell Canyon has developed into a wonderful community of approximately 800 estate homes. Bell Canyon offers something for everyone. There are wonderful parks, hiking trails, an equestrian center, tennis courts and a private 24 guard gate. Additionally, there are community events for all ages which include Snow Day, Halloween Hang, Bell Canyon Broadway, Hot August Nights just to name a few.
